Nine homes closed in June at a median of $1,350,000, with the top transaction landing at $3,500,000. That volume is meaningful for a single month inside Landfall's gates. The trailing-12-month median now sits at $1,275,000, meaning June's median came in above the annual baseline — a sign that the higher end of the market showed up and transacted, not just the bottom of the price range. Year-over-year median appreciation is running at 2.0%, modest but positive. With 29 homes currently active and a sale-to-list ratio of 95.8%, this is a disciplined market — not a frenzy, not a retreat.
The standout was 1235 Great Oaks Drive at $3,500,000, closing in a single day. That is a seller who priced correctly and a buyer who moved without hesitation. 1520 Radian Road followed at $2,600,000 in 8 days across 6,835 square feet, the largest home to close this month. Both of those results tell you that accurately priced luxury inventory in Landfall does not sit. Contrast that with 1450 Quadrant Circle — $3,000,000 but 140 days on market — and 637 Bedminister Lane and 7125 Saybrook Drive, which each needed 75 to 79 days. Overpricing costs time, and time costs money. The sub-$1,200,000 band, represented by Oak Creek Place and Saybrook Drive, closed but required patience from both sides.
The 95.8% sale-to-list ratio tells the story. Buyers are negotiating, and they are winning modest concessions. Price at market from day one. Homes that opened correctly traded in under three weeks. Homes that chased the market gave up days and leverage. A 35-day median DOM means you have a window — use it precisely.
Twenty-nine active listings gives you real selection, but do not assume everything worth owning is on the MLS. A meaningful share of Landfall's best transactions never hit the public market. If you are waiting for the right property to appear online, you are already behind. Reach out directly — that is where the real inventory conversation starts.
