January closed 10 sales with a median of $1,067,000, running below the trailing-12-month median of $1,275,000. That gap is partly a sample-size story and partly a mix story — this month skewed toward the $800K–$1.15M band rather than the upper tier that anchors the annual figure. The top of the market still transacted: two sales above $3M closed in the same month. With 29 active listings and a community-wide sale-to-list ratio of 95.8%, the market is orderly but not frenzied. Sellers are getting close to asking; they are not getting over it.
The headline number is 1200 Great Oaks Drive at $3,700,000 — 6,004 square feet, but it sat 263 days before closing. Contrast that with 1800 Newington Court at $3,200,000, which went under contract in 8 days. Condition and pricing at entry matter enormously at the top. The middle of the market — Sandwedge Place at $1,420,000, Pope Court at $1,150,000, Marsh Harbor Place at $1,085,000 — moved in the 46-to-190-day range, with the longer DOM on Marsh Harbor suggesting price discovery was required. Below $1M, Fox Ridge Lane at $1,049,000 and Kenilworth Lane at $960,000 found buyers. The $442,500 lot sale on Helmsdale and the $4,600 closing on Bedminister are land and non-residential transactions that do not reflect home values.
The market will not reward wishful pricing. Median DOM is 35 days community-wide, but overpriced listings are sitting two to four times that. Price it correctly in week one. A 95.8% sale-to-list ratio means the market is negotiating — plan for it and build your strategy around net proceeds, not list price ego.
With 29 active listings, you have real selection, and days on market give you negotiating room on anything sitting past 60 days. That said, the best Landfall properties — particularly well-positioned homes under $1.5M — frequently change hands before hitting MLS.
